Regulation is closing the door on individual holiday lets. A building licensed as tourist apartments is the format with a future, and it is where we add the most: with you from the first numbers to daily operation.
Management fee
We operate the building and take a percentage of its revenue. Your income grows with occupancy and rates.
Fixed rent
We pay you an agreed rent and take on the operation ourselves. Predictable income, regardless of the season.
Fixed + variable rent
A guaranteed minimum rent plus a share of revenue above it. Security and upside at the same time.
The model and its terms are studied and negotiated with each investor, depending on the asset, the location and the investment required.
Feasibility
The asset’s numbers using real market data, and what local and regional regulation allows at that location today.
Project and licence
We guide you through the project, classification as tourist apartments and registration with the tourism register.
Fit-out
Design, furnishing, access and photography, built around the guest and around a simple daily operation.
Launch
Listed on the booking platforms and on your own website, with rates following demand from day one.
Operation
Cleaning, maintenance, 24-hour guest support and regular reporting. All with our own team.
We operate in Córdoba, Málaga and the Costa del Sol, and we review projects anywhere else in Spain.

What owners say
Other managers rent their software and subcontract their cleaning. We built our own PMS and run our own team. That is why we answer faster, sell better and depend on no one.
Tell us where it is and what it is. We give you the annual revenue range and what you would keep on each plan.
Estimated annual revenue€23,700 a €29,200Based on €100 a night and 65 % to 80 % occupancy, which is what we see across our own portfolio today.
This is gross revenue. Operating costs and our commission come out of it, and both depend on the plan you choose and on the property itself. We work that through with you in the assessment, using your address, your floor area, your licence and the city’s events calendar. Free, no strings attached.

We know how each area behaves: what rents, at what price, in which season and what regulation allows today. If your asset is in another city, we will look at it too.

A long season and longer stays, with many owners living abroad who need someone they trust on the ground.
